Screening Criteria for Corning RV Park

FAIR HOUSING AND PROSPECTIVE RESIDENT SCREENING CRITERIA FOR RESIDENCY

1.
Individuals interested in residency must first obtain a Prospective Purchaser Package which includes information regarding the space and the Community. Applications are suitable for 90 days.

2. 3-month minimum stay upon approval.

3. Anyone over the age of 18 who intends to occupy the home must provide a Social Security Card and government photo identity documentation to process a credit history which includes a rental history, unlawful detainers and bankruptcies. Applicants with a bankruptcy within the year may not be eligible for tenancy.

Screening fee is $25 per person is nonrefundable and does not go towards your first month’s rent or security deposit.

4. Applicants must provide proof of verifiable income of at least three (2) months. Self employment income must also be verifiable.

5. Individuals on the Rental Agreement who meet a minimum Fico Score of 550 must have over 2.5 x the monthly space rent in gross disposable income after living costs and other obligations are applied.

a. 550 credit score and above would require a security deposit of $500
b. 549 credit score or lower would require a security deposit of $1000

6. Applicant must provide photos of the exterior of the RV covering all four sides. RV must be self-contained.

7. If any household pet is to live in the park, applicant must provide a current photo. If approved, pet entering the Park must comply with all the requirements set by the California Department of Animal Care and Control. Park rules and regulations state the following aggressive breeds are not allowed Akita, Chow Chow, Doberman Pinscher, American Pit Bull Terrier, Rottweiler, Alaskan Malamut, German Shepard, Presa Canario, Siberian Husky, Staffordshire Bull Terrier, Wolfdogs or Wolf Hybrids. The number of pets is limited to 2 (TWO) per space. Exotic animals are not allowed.

Does Corning RV Park follow the 10 year or newer RV rule?

Corning RV Park does follow the 10 year or newer RV rule. However, if your RV is older than 10 years contact Becckah @ (530) 824-2200 to provide photos of your RV for better approval odds. If the RV meets all local, state and federal guidelines and does not diminish the overall look of the park then the RV could be approved. Approval will of course be contingent on your application meeting all other requirements set forth by the Corning RV Park.

Are Pets Allowed?

Yes! Your pets are welcome, we even have pet Pet stations.

What is your 24/7 on-call emergency number?

For all immediate life threatening emergencies, you should always call 911. However if you have any issues at the park that require immediate attention, please call (530) 824-2200

What if I have to cancel my move-in?

If you need to cancel your move-in please let us know right away. Your hold deposit may be returned if we are notified in time, but it is not guaranteed.

Can we have visitors while staying at Corning RV Park?

Yes, you are welcome to have guests. Just keep in mind, up to two cars are allowed per space (including guest). Residents are responsible for behavior and conduct of guests and will be held liable accordingly.

How do I get Wifi for my RV?

Residents can choose any internet provider they like. However, we optimized Corning RV Park for use with the service provider DM-Tech with two towers on site for maximum connectivity. Get online today, give them a call.

Is Your Park PG&E Care Program Eligible?
